1. About Us  


Udall Renovations Ltd is a residential construction and renovation company providing building services including extensions, conversions, structural alterations and property renovations across Somerset and surrounding areas.  Information on this website is provided for general guidance only and does not constitute a contractual offer. A binding agreement only exists once a written quotation has been accepted. 


2. Website Use  


This website is intended for informational purposes.  


You may: 

• View and print pages for personal use  


You may not: 

• Copy or reproduce website text or images for commercial use 

• Use our branding or photographs without written permission 

• Misrepresent our services  

We reserve the right to amend website content at any time without notice. 


3. Quotations & Estimates  


Verbal discussions, ballpark figures and budget guidance are indicative only.  


A quotation becomes valid only when: 


• Provided in writing, and 

• Accepted by the client  


Unless otherwise stated: 


• Quotations remain valid for 30 days 

• Material prices may change due to supplier costs 

• Additional work is chargeable  


Hidden conditions including rot, damp, structural movement, inadequate previous work, or concealed defects may require additional works and cost. 


4. Scope of Works  


Works will be completed in accordance with the written quotation, drawings and specifications.  


The following are not included unless specified: 


• Planning application fees 

• Structural engineer fees 

• Architect fees 

• Specialist consultants 

• Interior furnishings  


Client requested changes after work begins may alter both cost and timeline. 


5. Planning Permission & Building Regulations  


The property owner remains responsible for: 


• Planning permission 

• Listed building consent 

• Party wall matters  


Udall Renovations Ltd will comply with current UK Building Regulations and may liaise with building control and professionals where agreed. 


6. Client Responsibilities  


The client agrees to: 


• Provide reasonable site access 

• Provide electricity and water 

• Remove personal belongings from work areas 

• Ensure pets and children are kept away from work zones  


Failure to provide access may result in delays and additional costs. 


7. Payment Terms  Payment terms will be stated within the written quotation.  


Typical arrangements may include: 


• Deposit before start 

• Stage payments during works 

• Final balance at completion  


Invoices are payable on date of Invoice unless otherwise agreed.  


Udall Renovations Ltd reserves the right to suspend works for overdue payments. 


8. Ownership of Materials (Retention of Title)  


All materials, goods, fixtures and fittings supplied remain the property of Udall Renovations Ltd until the full balance has been paid.  This applies even if materials have been installed within the property.  


We reserve the right to: 


• Recover supplied materials where reasonably practicable 

• Prevent use of unpaid materials 

• Recover associated costs  


Risk transfers to the client upon delivery, but ownership does not transfer until payment is cleared. 


9. Variations 


Any changes to the agreed works are classed as a variation.  


Variations may affect: • Price • Programme • Labour  Urgent safety or structural works necessary to protect the property may proceed and be charged reasonably. 


10. Late Payment  


For overdue invoices we may: 


• Suspend works 

• Reallocate labour 

• Revise programme  


Interest may be charged under the Late Payment of Commercial Debts (Interest) Act 1998 at 8% above Bank of England base rate plus reasonable recovery costs. 


11. Storage & Special Orders  


Bespoke or non-returnable materials become chargeable once ordered.  Where site delays occur, we may charge: 


• Storage costs 

• Re-delivery charges 

• Supplier restocking fees.


12. Delays Outside Our Control  


We are not responsible for delays caused by: 


• Weather 

• Supplier shortages 

• Structural discoveries 

• Inspection delays 

• Client decisions or access.


13. Project Delays Caused by Client  


Where delays occur due to client decisions, access, changes or non-payment, we may charge reasonable labour, scheduling and project management costs. 


14. Practical Completion & Final Payment  


Practical completion is when the project is substantially usable for its intended purpose.  Minor snagging items do not justify withholding final payment and will be completed within a reasonable timeframe. 


15. Cancellation  


If the client cancels after acceptance, they are liable for: 


• Ordered materials 

• Booked labour 

• Administrative and preparation costs 

• Supplier charges  


Deposits are non-refundable once planning or procurement begins. 


16. Workmanship & Defects  


We complete works with reasonable skill and care.  


Not considered defects: 

• Natural timber movement 

• Hairline plaster shrinkage 

• Material variation 

• Normal settlement  


Defects caused by misuse, third parties or lack of maintenance are excluded.  


17. Health & Safety  Construction sites are hazardous.  


Clients and visitors must not enter work areas without permission. Udall Renovations Ltd is not responsible for injury caused by unauthorised access. 


18. Liability  


We carry public liability insurance.  We are not liable for: 


• Pre-existing structural issues 

• Hidden defects 

• Consequential or indirect losses 

• Alternative accommodation costs 


19. Photographs & Marketing 


We may photograph completed works for portfolio and marketing purposes. No personal identifying information will be published without consent. 


Electrical Works & Certification  


Udall Renovations Ltd is not an electrical contracting company. Any electrical installation work requiring certification under Part P of the Building Regulations (England & Wales), including but not limited to new circuits, consumer unit replacements, rewiring, alterations within special locations (such as bathrooms), or other notifiable works, will be carried out by a suitably qualified and competent electrician. Where applicable, such works will be certified by a registered electrician (e.g. NICEIC, NAPIT or equivalent) and relevant documentation provided to the Client.  


Our operatives may undertake minor electrical accessory works where legally permitted. This is limited strictly to non-notifiable, like-for-like replacements such as the changing of faceplates, socket fronts, light fittings, switch plates, and similar decorative or accessory components that do not involve alteration of fixed wiring or electrical circuit design.  


Where a project does not require notifiable electrical works and therefore a registered electrician is not engaged as part of our scope, Udall Renovations Ltd strongly recommends that the Client independently instruct a qualified electrician to inspect and test the installation upon completion and obtain an Electrical Installation Condition Report (EICR) or Minor Electrical Installation Works Certificate for their own records and peace of mind.  


Udall Renovations Ltd accepts no responsibility for the testing, certification, or compliance of any pre-existing electrical installation within the property, nor for any electrical works carried out by third-party electricians appointed directly by the Client. 


Gas Installations & Heating Systems


Udall Renovations Ltd is not a Gas Safe registered gas installer. Any gas work including, but not limited to, the installation, relocation, servicing or connection of boilers, gas appliances, pipework, meters, or heating systems will be carried out solely by a suitably qualified Gas Safe registered engineer.  


Where Udall Renovations Ltd arranges a Gas Safe engineer as part of the project, the engineer shall act as an independent specialist contractor responsible for the installation, testing, commissioning and certification of the gas works. All gas safety certificates and commissioning documentation will be issued by the Gas Safe engineer directly.  


Udall Renovations Ltd shall not be responsible for the performance, safety, operation, or certification of any gas installation, nor for any existing gas installation or appliance within the property. The Client acknowledges that gas works fall under statutory regulation and accepts that only the appointed Gas Safe engineer holds responsibility for compliance and certification.  


Where a Client appoints their own Gas Safe contractor, the Client remains responsible for ensuring access is provided and that works are completed within the agreed programme. Udall Renovations Ltd shall not be liable for delays caused by third-party gas engineers. 


Structural Alterations, Engineering & Load-Bearing Works  


Where works involve structural alterations, including but not limited to removal of load-bearing walls, installation of structural steel beams (RSJs), padstones, lintels, floor restructuring or roof alterations, such works will be carried out in accordance with structural calculations and drawings provided by a qualified structural engineer.  


Udall Renovations Ltd does not provide structural engineering design services. Responsibility for structural design, calculations, and adequacy of engineering specifications remains with the appointed structural engineer or designer.  


Udall Renovations Ltd shall install structural elements in accordance with the engineer’s drawings and Building Control requirements. We shall not be liable for design errors, omissions, or inadequacies in engineering calculations, specifications, or architectural plans supplied by third parties.  


The Client is responsible for obtaining structural calculations unless otherwise agreed in writing. Where Udall Renovations Ltd assists in arranging a structural engineer, the engineer shall be deemed an independent professional consultant to the Client.  


Any concealed defects discovered during works (including inadequate foundations, hidden structural movement, rot, or previous alterations) may require revised engineering details. Such additional works, materials, time and costs shall be treated as a variation to the contract.

Privacy Policy  We respect your privacy and handle personal data in accordance with UK GDPR.  We may collect: • Name • Email • Telephone number • Project details  We use this information only to: • Respond to enquiries • Provide quotations • Deliver services  We do not sell personal data. Information may be shared only where necessary (e.g. building control, suppliers, subcontractors relating to your project).  You may request deletion of your personal data by contacting us.
